Under the MM's direction QAR scores are maintained at a satisfactory level and budget targets for Net Revenue and Net Operating Profit (NOP) are achieved. The MM is partner to other AM/RVPs and other home office staff. AMs are responsible to consistently enforce policy, and procedures for the properties under their direction. ESSENTIAL FUNCTIONS · Property Management - Review Operation Overview Measures of each property daily, weekly and monthly to identify areas of opportunity for increased profits and decreased expenses. Ensure J&P Brand Standards are met regarding all processes, i.e., opening, closing, banking, collections, clean & safe, local property marketing, loss prevention procedures, and other company policies. · Profitability - Responsible for occupancy growth, revenue targets, Net Operating Profit at both the property and area level. Reports results weekly to Strategic Partners and superiors · Marketing - Maintains an on-going marketing strategy and marketing tracking sheets (Sales Lead Tracker) for the property. Conducts area market analysis/strategy to increase total market share and active accounts. Pursues marketing strategies with each General Manager to improve occupancy. · Property Inspections - Regularly visits properties to assess quality of operation and personnel, performs Operational Visit Checklist at least once per month for each property in the area. Ensures all required documentation is included in each guest's file. · Budget Control - Manages P&L, payroll, and other budgeted items; continuously identifies ways to control costs. · Employee Relations - Recruits, hires, trains, evaluates, develops, and terminates (after approval by HRBP) property staff. Ensures all new hire paperwork is processed according to company policy. Monitors staff performance and provides appropriate recognition and feedback, promotes teamwork between all staff members and coordinates activities with Strategic Partners and upper management · Leadership - Communicates in a manner that motivates and inspire performance of all members of the property. Provide guidance in all aspects of operations. Recognize and develop skills/abilities of associates in order to meet property and company objectives. · Training - Provides on-site training instruction on all aspects of leadership, company procedures and policies. Ensure property staff fully comprehends how to perform their job duties and responsibilities as well as understand how to use Brand systems. · Public Relations - Represents J&P Asset/Hospitality Management in civic capacities such as Chamber of Commerce, local non-profit boards, new property openings etc. · Compliance- Ensures compliance with Federal, State, and local laws. Control cash flow, balancing and audits while maintaining VP standards. QUALIFICATIONS: · At least 3 years property management experience preferably leading a retail sales or hospitality customer service team, several years' experience at the sine unit level. · Proven track record of achieving high levels of internal customer satisfaction, expert knowledge of J&P Asset / Hospitality Management operational standards. · Experience in cost management, strategic planning, and operations reporting have the ability to understand and manage P&L responsibilities, goals and objectives · Proactive and aggressive in solving problems, experienced in recognizing and taking action on opportunities and developing a strong team. · Excellent oral, organization and written communication skills, · Self-starter with the ability to prioritize and handle multiple projects and meet deadlines under pressure, with strong organizational time management skills and problem-solving skills. · Bachelor's degree in business, finance, or equivalent combination of education and experience preferred with an advanced proficiency in general computer use (MS Word, Excel, and Outlook) applications. · Requires reliable transportation for travel between properties, with mileage paid for travel.
